Work is underway on Ram Realty Advisors' newest multifamily project in Charlotte's West End.
Called The Perch, the two-building apartment project at 718 Gesco St. will be 217,000 square feet and have 213 studio, one-, two- and three-bedroom units with balconies and uptown views.
Amenities will include an outdoor television room, grilling areas, a saltwater pool, community and private workspaces, fitness center and pet spa. The community will be National Green Building Standard Certified.
Rachel Russell Krenz, Ram vice president of development for the Carolinas, told Charlotte Business Journal today that the apartment community will not include ground-floor retail because of site restrictions.
"We would have liked to add retail in this project, but due to site constraints we were not able to fit it," she said. "We are excited to bring more residential to the neighborhood to further support the existing and future retail in the area."
The Perch is tucked between the Seversville and Wesley Heights neighborhoods, at the trailhead of the Stewart Creek Greenway. Phase one is expected to deliver in 2024.
Krenz said Ram is looking forward to developing the new multifamily project in the city's growing West End.
“We look forward to providing a new housing option that complements the rapid homeownership and commercial growth (and) to creating an approachable and comfortable place for people to rest and connect at The Perch,” she said.
The design and construction team for The Perch includes BB+M Architecture & Interiors, Seamon Whiteside Civil Engineering & Landscape Architecture, CM Engineering, Wallace Engineering and Concorde Construction.
